Terms and Conditions

Please read the Terms & Conditions of Otters Outdoor Adventures Ltd Otters-Camping @Beale.

By registering on our booking form you agree to all of the following Terms & Conditions

Reservation & Payment

Payment is due at the time of booking.


Refunds are only applied if the campsite is closed. We do not offer refunds once you have booked. No refunds/discounts for  non-show, inclement weather, late arrivals or early departures.  


Pitch Occupancy

Each pitch may occupy a Max of 2 adults 

Under 18`s MUST be accompanied by an adult or legal guardian

Stag/hen parties are NOT permitted. 

Occupancy must be within the 10m boundary of the pitch.


Permitted Arrival & Departure Time



2 p.m. – 


Last Entry 10pm

( Main Gates lock after this time)

Depart by: 

11 a.m.


No swimming in the lake






Admission is only permitted after registering at reception.  Arrivals should park in the designated visitor parking area. If the reception is closed on arrival, please call the site warden on 07745564347.

Under 18s must be accompanied by their parents or legal guardians.

 Pitches are marked out at 10m spaces,  in 3 marked zones A, B & C around the site. You will be allocated a zone on arrival and may use a marked pitch of your choice within your allocated zone. Please pitch your tent & park vehicles within the 10m marked boundary.

A one way drive system, designated entrance, exit & 5mph limit  is in place which must be observed. Vehicles must be parked within the boundary of your own pitch. 

Please note : Beale Park Gates are locked between 10pm and 9am . No access to the campsite is possible between these times. 




Children and vulnerable adults must be supervised whilst on the campsite and within the grounds of Beale Park at all times. Children and vulnerable adults remain the responsibility of the parent/legal guardian at all times. 

Care must be taken with vehicles and areas of increased danger including the lake, the river, areas with open fire and activities around the park. 

Children and vulnerable adults must be accompanied and supervised within the vicinity of Beale Lake directly accessed from the campsite. Shown on the map. 

Children and vulnerable adults must be accompanied and supervised in the designated Fire Pit, Barbeque & picnic areas in the campsite. 



Well behaved dogs are welcome on the campsite. Dogs must be kept on leads and supervised at all times. Dog mess must be disposed of in the waste bins provided. The owner has full responsibility for their dogs.


Fire Pits & BBQs

Fire pits and BBQ MUST be kept above ground level and a small size. Fires and BBQs remain the sole responsibility of the adult(s) supervising it. We provide Fire blankets and fire extinguishers on site at all times. Care must be taken & children must be supervised and accompanied at all times using these areas. Barbeques are permitted within pitches but must be raised off the ground and attended by an adult at all times.

Never leave your BBQ or campfire unsupervised! All under18s must be supervised at all times by a responsible adult when having a BBQ’s or Campfires.

NO burning of waste rubbish on the campsite. Plastics or any other waste materials can be recycled on site or taken home.

Please try not to smoke out your fellow campers when cooking or having a campfire.

There is strictly No cutting down of living trees or vegetation on the campsite.

Activities in Beale Park

Activities around the park include The Beale Wildlife Park, Hi5 Beale Lake & Archery/Laser . Shown on the map. Campers are welcome to take part in activities (discounts apply) and are subject to the terms and conditions of the Operating Companies. 



We are a family friendly campsite set in  beautiful countryside. We ask that campers respect this and follow some simple rules to ensure that everyone enjoys their stay : 

Quiet time runs from 11pm to 7.30am . Outside of this time we ask that music, radio and tv players are kept at a reasonable level. 

All waste is disposed of in the designated waste bins. 

All public areas are non-smoking. 

In the unlikely event that guests partake in any unsuitable or rowdy behaviour they will be asked to leave. The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. Refunds will not apply.


Safety & Emergency

The Fire Assembly point is signed and located in our reception parking area. .

Fire Extinguishers & Fire blankets are signed and located in the campsite

First Aid Kit is signed & located at Otters camping reception. 

In the case of fire or emergency please call Emergency Services . Please notify the site warden immediately on 

The area is rural and lighting is very minimal. Large parts of the campsite are unlit. Guests must take care when moving around the campsite after dark and should use a good quality torch. 

BBQ and Fires MUST be kept small and above the ground. BBQs and Fires are the sole responsibility of the camper.


Pitches are 10m 

Bookings must not consist of more than 2 different households.

Protective masks must be worn at reception & in the campsite pop up shop. All guests are asked to observe social distancing. 



Vehicles , tents and all belongings remain the responsibility of the owner. Otters Outdoor Adventures take no liability for damage or loss. 

Beale Wildlife Park has 24 hour security to keep the park safe but all personal belongings remain the responsibility of the owner.  



Otters Camping staff located at reception will be happy to help with information and advice. If you are unhappy or have a concern or complaint please speak to a member of staff at reception immediately. We will do our best to rectify any problem you may have as soon as possible. Sadly complaints which are not brought to the management's attention during your stay cannot be dealt with once you have left the site.
